Here are five tips on marketing your property to buyers, without spending a lot of advertising money in the process:

  1. List your property in the local multiple listing service used by members of the Realtor Association. You don’t have to pay a full broker commission, but still get access to all the buyers and sellers that use the MLS database, for a price that is well worth the investment, if you are a “For Sale by Owner” seller.
  2. Advertise for free on the Internet. Many real estate web sites have pages devoted to listing for sale by owner property, and they will let you list yours there for free or for a small fee. When you post your listing, you gain exposure to all the people who use the Internet.
  3. Take advantage of local bulletin boards, classified ads in newspapers, and opportunities to tell members of organizations you belong to. If you print fliers about your property, you can give them out to anyone you meet, whether you are at church or at the grocery store. And you can also put those fliers up in local or neighborhood businesses.
  4. Hold an Open House at the property on the weekend, to give tours of the house to those who attend. If you have a Realtor working for you, find out how many Open Houses they are willing to do – once a month will be a good number to keep your property in the public eye.
  5. Place strategic signs, not just in the yard where cars passing will see it, but at nearby intersections, with directional arrows to guide people into your neighborhood.
